My name is Artem — I’m a second-generation civil engineer and the founder of T-Modul. For me, construction is not just a profession — it’s a lifelong calling, passed down from my father.

1. What is a modular house?
A modular house is a modern building constructed from factory-made sections, called modules. Each module is produced with precision, then transported to your site and assembled within just a few days. It’s a faster, smarter, and more affordable alternative to traditional construction.
2. How long does it take to build a modular house?
Depending on the size and configuration, the entire process takes about 3 to 6 months — from order to move-in. The on-site installation itself usually takes only 1 to 5 days, so you can start enjoying your new home almost instantly
3. How long does a modular house last?
Modern modular homes are built to last 50 to 100 years, provided they’re made from quality materials and properly maintained. In terms of durability, they are just as strong and reliable as traditional houses.
4. Can you live in a modular house during winter?
Yes! Our modular homes are designed for year-round living. They feature insulated walls, floors, and roofs, along with an efficient heating system. The thermal insulation meets building standards for Ukrainian winter conditions, keeping your home warm and cozy throughout the year.

6. What materials are modular houses made of?
High-quality kiln-dried timber, mineral wool insulation, facade panels, various wooden finishes, and other eco-friendly materials are used in the production of our modules.
7. Do modular houses require a foundation?
Yes, but usually only a light foundation is needed — such as screw piles, post-and-beam, or a slab base. This makes installation faster, simpler, and more cost-efficient.
8. Can the layout or design be customized?
Yes! Modular homes are highly flexible in planning and design. You can choose the number of rooms, the number of floors, the placement of windows, and even the style of the facade — creating a home that truly fits your lifestyle.

9. What is the approximate cost of a modular house?
The price depends on the size, configuration, and finishes. On average, the cost ranges from $700 $ per square meter.
10. Can a modular house be installed without permits?
If the total area is under 50 m², in some cases a full set of permits may not be required. However, for permanent living, we recommend officially registering your home to avoid any legal issues in the future.
11. Can all utilities be connected?
Yes, modular homes can be fully connected to electricity, water supply, sewage, and heating systems. You can also install solar panels or other autonomous systems for greater independence and energy efficiency.
12. Can a modular house be moved to another location?
Yes — that’s one of the key advantages of modular construction. The house can be dismantled and transported to a new site without losing its structural integrity or quality.
